Totally echoing the note of interest thing it's utterly pointless. It has no benefit to you as the buyer. It all it does is get the race of blind bidding going.
Can't set a closing date if people don't note interest.
We have started asking what number seller is looking for and asking if they would consider an offer that day. Otherwise it goes to madness.
