Had that for 6 months odd last year. Really frustrating.

Thing i realised is that if you’re paying over the home report value anyway, you want to find a place where the home report is ‘too high’. That way it’ll put people off and you’ll actually be able to mortgage the whole value of the flat.

Found a place that’d been on sale for a few months and worked out how much it would take to make it nicer then offered below home report. Haggled back up to bang on home report value by the seller and now we had the couple grand we had saved to offer over to fix the kitchen and repaint the place etc.

Hoping the work we’ve done adds value whenever we sell it anyway so hopefully a win-win
