Good luck hope it works out!

The flat upstairs is owned by a Housing Association and their tenant is let's say irresponsible, but the HA continually dispute their liability and just point to normal wear and tear for each leak - sometimes it's the bath, then it's the shower, then it's the WC etc.

For the most recent leak I've raised a public liability claim with the HA as I had to get an emergency plumber to fix their leak (they wouldn't send an emergency plumber to their own property despite water streaming through my light sockets etc) and so I've also claimed for the £350 insurance excess, given in this instance I think they were negligent in not getting a plumber. It's currently with their lawyers as I've advised them I'll make a small claims via the Simple Procedure (you have to try all other avenues before the court will entertain a Simple Procedure).

You sound like you've done everything you could reasonably do so I wouldn't worry.
