| Comment | Arrange a structural survey, if you're anticipating a load bearing wall then it's definitely warrantable, however more and more often with wall takedowns they're considering structural action (racking/wind support/buttressing) in non-loadbearing walls too requiring warrant.
Pulling some figures out of my ass, expect £350-450 for just a survey, £700-800 for structural assessment & design (this is often inclusive of the survey, we'd calculate at 0.5days work doing the survey & 1.5 days preparing warrant package). Warrant application, I can't remember off the top of my head but £150-300 sounds right for a structural alteration with an SER certified structural engineer.
Total costs of work if I recall correctly was tendered at around £5k for the last one I done, albeit that was a 2.5m wide loadbearing takedown in a ground floor tennament. |
