I’m on team “put offer in straight away” what have you got to lose. That’s your highest bid anyway and also once it goes to closing just forget about it, as there will always be somebody with more cash to flash.

Also another wee tip, see on rightmove, choose the oldest listing option instead of newest one as this will show the properties that have been on the market longest. Now, these ones might be good for a wee cheeky bid if you see potential in the property/location. Could go even for a HR bid as they might be more desperate. Worth a shot anyway.

But yeah if you see a place you like instruct ring up there agent and put in a “verbal” offer to put to the buyer. If they accept it get your solicitor to seal the deal pronto. A verbal offer doesn’t require them to do it so you can go straight to the buyers agent with your proposed figure.
