My advice for whats its worth..

Was looking for a place for 6 months. Numerous offers getting nowhere near etc

Found a place that’d been on the market for a few months and offered below home report. Ended up being haggled up to Home Report but that meant we had the cash we would have needed to offer over to fix it up.

Couple months of builders and stress but now have a place I could never have afforded in the state it’s in now.

Weirdly, if you find a place where you think the Home Report is ‘too high’ then that can free up cash for you to do renovations as you can mortgage the whole value. If you buy well then you should still make money if you ever sell with the Equity you’ll have in the place and the added value that a smart reno will add
