If you find somewhere you love, go in with your max bid and put a 24 hr expiry on it. Stress the expiry to your lawyer, its important because you don't want tongive the seller time to go to closing, or let their agent use your price to up other buyers. (They're not supposed to, but, they do - ive been the other buyer). Do not speak to their agent yourself.

Another thing is to look at places that need a bit of work. As I long as you can move in, does it matter if the kitchen is minging? You can save up to replace it. I just did our kitchen for £6k. We got onto the property ladder by buying a disgusting little flat that hadn't been renovated since 1970s. Ask for home reports on places that don't have great photos (or any). If there's nothing scary on the HR, go and check it out, you're likely competing with less FT buyers.
