I know the area fairly well and it would be unusual for a decent place there to struggle. What's wrong with the flat? Structural? Ground? Neighbours? Outstanding repairs?

Also keep in mind that, after the pandemic, the big demand is for places with private gardens but I would expect that to be reflected in the HR.

My main guess is that your estate agent is crap. Last place I sold (pre-pandemic) was between Strathbungo and Govanhill. It was also a two bed but with a small lounge, on the market for barely 24 hours.
