My partner and I recently sold a two-bed tenement in reasonable condition in Battlefield. Our home report was £210k and we sold for 17% over that. Your flat, while a new build, is in a better location so I thought it would be roughly comparable. But I did some digging and it doesn't look great.

Other ground floor flats in your building aren't going for anywhere near £200,000. Recent sales are: £128k (2019), £132k (2018), and £132k (2017).
