In terms of leaving a contract with a factor, if you have more than half of the residents all agreeing to terminate the contract (exact majority needed might be in the title deeds but cannot be more than 2/3rds), then there is nothing the factor can do.

Self-factoring is certainly possible (and I think more common over in Edinburgh) but somebody needs to take responsibility for collecting money, dealing with people who don't pay, arranging contractors to do work, organising insurance etc etc - so it's not without significant overheads
