Thanks for your reply. I just want to clarify upfront that I see this as an opportunity to talk to someone that is on the other side and attempt to see their point of view. I am not trying to convince you of anything and is very clear to me that the risk and choice are yours. I probably will never own a property to live in, let alone one to rent so I will never have anything closet your mindset.


I don't know what you mean when you say "risks" and I have been renting since I left home at 19 and have lived in 13 different places. Both sharing and living alone. I have had only one reasonable landlord which is where I live now. Other landlords either let the property turn into a shit hole and just have a revolving door of tenants or pretend that you live in their property as if it is a museum and wear and tear means absolutely nothing to them. Add to that the ones that attempt to charge you disproportionate amounts for damages. It is not a coincidence that the majority of the deposit disputes are won by tenants.


So "risks" is very subjective. Is a risk something dreadful like another thread here where they poured cement over poop? Or is it a "risk" that you have to perform maintenance of the flat and repaint the walls?
