Budget a thousand or so for gas to be brought in. For cooking the lack of gas is basically a non-issue, induction hobs are rather good these days.

It's heating that is the issue. Budget ~£200 per radiator if you go down that route (should easily cover the rad and all connections, although rads can be silly money at times).

As others have said, check for damp (small hand-held meters are cheap) and movement. If you are top, check in the attic if you can. Look for signs of moisture and easily visible daylight through the slates/boards.

Find out when the windows were last replace and check the frames thoroughly if they are wooden. Failed double glazing panels are cheap to replace but if they are single glazed, budget a thousand or so *per window*.

Read through the home report thoroughly and query any concerns via your solicitor so there is a record.
