Have recently sold and bought a new place. As a rough guide, if its offers over 95k, it'll be valued at around 100k, and you'll probably pay at least 10% over that. I know a few folk who have sold flats in desirable places like Dennistoun or Finnestoun and made 20% over the value (not asking) price.
