All of those flats minus the Sauchiehall St one need modernised so that will eat into the budget. It's not a bad idea to go for a flat that looks like shite (but in a decent location) if you've got money to put into the renovation. But you might also be competing with property developers at that price.

I wouldn't be offering an extra £30k above home report for a 1 bed flat, like someone else said, account for around 10-15%. It's doable if the HR value is £100k. A lot of folk say right, I can get a mortgage for £200k and I've got a 10% deposit, and will only look at places that will end up going for 20% above HR and they find that they simply don't have the cash for it and get scunnered with it all. Personally I would look at cheaper options that might need a bit of work instead of only looking at the top end of your budget.
