We sold in 2017 (England) and 2018 (Scotland), also bought in 2018 (Scotland). Recent enough?

We went with the agent that wasn't telling us lies or a dribbling moron. We interviewed *a lot* of agents! Like 15 or something. So many were so disappointing.

In both cases getting the sale right depended on strong local knowledge, you will simply not get that from an online agent unless you are incredibly lucky. This, of course, relies on you knowing your onions as well. Rightmove/Zoopla can help but you also need to have a handle on local quirks. Know your area.

But here are the best tips: clean and fix **everything**. When we were buying we saw so many places that were a complete sty and poorly maintained. Fine for those who want a project and that gets reflected in the price (we did buy a project, the unrepaired holes in the roof lost them thousands and only cost us hundreds). So clean everything. Repaint. Fix cracks. It doesn't take megabucks, but it helps.

Also get all your paperwork in order. When was the last time the gas and leccy were checked? Had the chimney swept? Basic stuff really.

You're selling at a bad time of the year, but the market is totally looney tunes right now so who the hell knows?

Best of luck! The good news is that selling is generally less stress than buying.
