Why don't you look for a place outside Glasgow - EK, Hamilton, Paisley, Ayrshire, Lanarkshire, Dunbartonshire, Falkirk, Stirling even? If you're able to put 10% over valuation on a Southside property, you're probably going to more than comfortably get yourself something. Yes, you'd have to commute and pay for it but you'd arguably be saving all of the money you're paying on your mortgage as you should in theory get them refunded with profits the day you sell.

Buy yourself something in the outskirts. No one is going to be bidding 10-20% over valuation there. Hold it until you can sell with a decent profit. Then put down all of the cash you get from the sale on a dream Glasgow property.

I know it's not ideal but it's a start, no?
