If your factor arranges your buildings insurance, it will
cover everything in your flat that is fixed to the fabric of the building, and your communal areas.

Imagine you could pick up your whole block and shake it - everything that fell out would be covered by contents insurance, everything that stayed put is buildings insurance (includes bathrooms, kitchens etc, but not TVs fitted to the wall)

Ask your factor why they don’t think your ceiling is covered. If it is because it is old and falling apart, this is wear and tear and is not covered by any insurance.

If it is because of a leak, or your neighbours jumping up and down, you should be covered. Ask for a copy of the policy and if you think you have a valid claim, ask for the claim process.

You should not have an additional buildings policy as well as a factor policy. If you do need to make a claim, both insurers may attempt to decline your cover as you are dual insured. If the policy your factor has arranged is not fit for purpose, complain and ask them to arrange suitable cover.

As much as they are almost all bastards, I prefer factor insurance as they cover the whole block. If you sort out your own cover, when your neighbour has a leak that comes through to your place, you have to claim on your own policy.
