I wouldn't go 20% over in the southside unless you absolutely wanted it. Some properties will go for home report value.
I don't have the figures to back this up. But I read that the highest average "offers over" area in Scotland was an Edinburgh postcode. And their average offers over was less than 10%.
Don't go in thinking you're definitely going to have to put above the home report. |
