Similar happened to us, but luckily we only went £3k over the home report value which we could, just, manage. To be fair to our mortgage advisor he did try and explain this concept to us but we didn't really understand. It wasn't until our offer was accepted that it was made clearer and we will know for next time.

It would be useful if, for first time or "not for a good while" buyers, they just had a big bold statement that says "**You can only possibly get a mortgage for the HR value and nothing more**".
