I'm not entirely sure it will ever get back to what it was to be honest. It's not really a destination and it's a bit out the way and thats before we even take into consideration the way shopping has changed in the last decade.
As others have mentioned, it might be worthwhile trying to turn it into some sort of entertainment strip with clubs, pubs and cinemas etc.
