I'm a landlord - put rent up in one of my houses this year as new tenants were moving in and worse properties in the area were advertised at higher rates, but I've never put the rent up for a sitting tenant.

Got another place that's had the same tenant for 4 years, never increased but actually reduced after a year because we sacked the letting agent and therefore were facing money each month.

It's not always cheap to get new people in, and a month's void is expensive in the grand scheme of things so if tenants are no hassle and paying regularly, why try and bleed them dry?
