Referring to the southside, I’d make a guess that 90% of these hipster type people aren’t actually from here! Based off my own experience, In my close of 8 I’m the only person that was born and raised in the area. I’m the only person with family in the area. I’m also the only person with a “real Glaswegian” accent. That wasnt the case 10 years ago, the area has changed.

The 10 to 20% increase on properties has been pretty much across the bored since COVID.

Combine that with The Southside seeming to now be attracting a huge demographic of young professionals with 2 incomes and no kids yet who want to live close to town to move here, you’ve got the people who moved to Glasgow for uni decided they quite like the city and stayed, the middle class kids of the east ren crowd with massive gifted cash deposits, private land lords swallowing up anything that’s a decent price, kids from smaller towns and villages looking to live there twenty’s in a trendy area of the big city, London / S.E of England folk who no longer need to live there due to working from home and could never buy there looking for something to buy thats more affordable, and the traditional west end arty folk who want something larger than their budget in the west end can stretch too.

In addition to the lack of affordable house building by the government for many years you create a recipe for a hipster paradise with ridiculously high house prices and a strangely high amount of over priced coffee shops to serve the new locals. Pretty much means the original locals can’t really afford to live here anymore.

The only friends/family I have left that are local are the ones that bought over 10 years ago. Everyone since then has had to move out else where. They still bought property just not couldn’t buy here as it’s too inflated.

I here that flats here can often sell 30-40% over the home report (which is already inflated compared to the rest of Glasgow).
