I had a lodger for a few months staying in the spare room. Charged her a set amount, the lowest needed to pay for bills and such, every month, gave her leeway in paying it, got her any utensils or items she needed and fixed any damage with plenty of notice. Whenever I asked her if there was anything I could do to be better landlord, she always said no.

That said, I was living with her so had a vested interest in making the home comfortable for both parties. I totally get where you're coming from, though. All of the flats are now rented apart from mine and it's a spin on the roulette wheel with who you get. I'd have liked to have had some warning that a herd of elephants was going to be moving into the flat upstairs.
