Not sure where your flat is but our factor is queen's Cross housing association factoring, ever since I bought my flat they've been very helpful and the cheapest factor I've had. While they might not be applicable applicable where you live you could maybe investigate if your local housing association do factoring, always seem to care more and do it for a good cost.
