It’s not as set in stone as “how much over did you go” some are “worth” a certain amount for a home report because similar properties in the area are selling for the same, but the way Glasgow works one street could be considered very desirable but literally 5 streets away could be considered drastically less desirable, for a very similar property.

Or what condition is it in? Yes a property may have a “new” bathroom or kitchen, but is it considered nice and “on trend” (which will attract a higher offer or more offers) or is it a shitty council wet wall style thing, that may have just been put in spanking new, but it’s shit

How is it staged? On trend? People will pay a lot more. It has a psychological effect, people will just want it more.
