Not a lot to go on, but:

* Solicitor: £1k - £2k
* Insurance: £250 - £1+k per year for buildings and contents (varies **a lot** depending on location and level of cover)
* Interest rates will probably rise
* Don't forget you are on the hook for anything over the home report value and offering 10+% over is common
* Buying now and selling quickly is always a risk
* Buying now and living there for an extended period is much lower risk
* If you can manage a renovation (you'll need funds of a specialist mortgage), that can prove very worthwhile
* Speak to a financial/mortgage advisor before doing anything (it's free)
