We bought last year and we stopped putting in notes of interest for this reason.
It can only go to closing if 2 or more note interest. We also started straight up asking seller what they were after and said we will offer x amount today and it will be valid for 24 hours.
We eventually got our flat for valuation after viewing thinking owners would want too much so we didn't bother continuing with it.
