I bought a new build flat - technically a new build, although it's a conversion of an office building into residential. A year down the line, I'm still happy with my decision.

Yes, there are/have been snags. Luckily though it's nothing structural or really, really major.

Our developer is an independent/small operation - they've been ok although the type of warranty we got with them is not the same as the main housebuilder one, which makes claiming for smaller things not really worth it.

We paid a fixed price - remember that even if it's a fixed price, you can always negotiate a little. Not having to go through the insane bidding system has been huge (I was not used to that, as I moved from England. Can't say that I'm a fan).

We got a flat with a new boiler, new electrics, up-to-date smoke detectors, sprinklers etc. It's the first time I live somewhere new and now I can totally see the plus side. I would probably consider a new build again for my next move.

I think the anti-new build thing in this country (UK-wide) is a kind of inverted snobbery. In Italy, where I am from, it's the exact opposite and people tend to be suspicious of 'second hand' homes. There are pros and cons for both but as someone who had endless issues in my previous 3 owned homes (all old), I'm really enjoying not having those problems.
