I don't like the status of the property market either however you can do what we did and just bid what you think it's worth and no more.

We told buyers we wouldn't bid at closing and asked what they wanted for flats. If it was too high or they insisted on closing we didn't bid.

We got our flat for valuation so it can work.

Honestly don't see properties going higher with interest rate rises and Ukraine so I think you'll be grand in a few months time.

Houses around me are already slowing in sales. Much less closing dates and more direct sales.
