The problem for the wider economy is that we end up in a situation where people are paying a larger than ever proportion of their income on keeping a roof over their head.

That means less disposable income (spending money) so less custom for every other sector.

There has to be some point where it would stop, even with a completely unregulated market the money has to run out eventually.
