Depends on how good/bad the close is in before you buy. I bought a flat four years ago unfactored, wee bit unloved but okay, and we set about getting a factor assigned. It took a few months, but it wasn't a gigantic headache, and buying unfactored got us the flat.

Saying that, I wouldn't roll the dice on buying unfactored if the close is a kip, because you'd find it tougher getting one to agree later.

Long story short, not the end of the world of you're willing to put the effort in, and if it doesn't feel like a lost cause.
