If at all possible offer multiple months of rent up front (this is obviously not possible for most people).

Lie about your income (if you are on zero hours, just say you estimated your upcoming hours).

The calculation they usually use is 36 X (months rent) per annum as financial ability to pay rent. This can be from a combination of you OR/AND guarantors.

Meaning if rent is £1000 a month they want to see there is £36k coming from somewhere.

So, if you can, get a family member (or more than one) so sign as a guarantor(s). All the agent wants to see is that money is available somewhere.

Say you are wanting to stay for a year or more. There's only 28 days notice needed in Scotland and there's no legal obligation to fulfil any 'promises'.

Take in mind that it is the Landlord that makes the final call and the agent will throw anyone in that they can to get their fees. Think about what the landlord wants. If it's a decent area, you are both mature, quiet, wanting space, peace and 'somewhere to call home' blah blah blah.
