Be careful about paying up front! This happened to me in London a few years ago and fortunately I'd not paid the full 6 months balance when I found out the restaurant next door had a history of noise complaints. The Landlords tried to brush it off and even forwarded me an email to show that it had been handled only the email confirmed the opposite and that the noise issues had restarted. I managed to cancel the lease but lost my deposit.

If you go down that route, check out the area during the evening and at weekends to see what it's like.

Maybe even knock on a few of your neighbours doors to make sure there are no issues in the block of flats.
