Listed buildings are buildings of local/regional/national historic importance, and protected for future generations. I.e they cannot just be pulled down by a land owner.

Often very old buildings with unique architecture, and often on a piece of land with high value.

Now if these buildings are damaged beyond repair by say…. A hell raising fire… there isn’t really a structure left to preserve anymore. In their post blaze state they usually present a safety hazard and will need to be torn down, sometimes at the expense of the public purse.

Oh would you look at that, now the landowner has a nice clear plot of land to build some trendy, revenue generating student accom or soulless copy and paste-design flats, without that pesky abandoned listed building in the way.
