We bought a flat about an Indian takeaway and it’s been great - meant we could get a bigger flat for our money and we sued Halifax for the mortgage.

Obviously the downside is if they don’t have proper extraction, unusual opening times etc. fortunately we live on a residential street so it’s closed around 10.30 and no smell at all.

Worth going to see if it’s mainly a sit in restaurant or a ‘cheap city takeaway’. I suspect that’s where the big differences will be found.
