You should consider if they café has extractor fans out the back, and if they'll run during the day and during he night. My current flat is on the 3rd floor above some restaurants and they run extractors 24/7 and it's a bit annoying in summer when I want to keep my windows open and have the constant hum. Some of the lower down flats in that building feel the vibrations through their walls too. As someone else said, smells can be a factor too. And consider if the staff will be smoking out back and making a mess of the garden.

Lastly, double check who owns the café and what their financial responsibilities are towards upkeep of the building. Our close has two commercial units; one is fine and pays their share, the other argues about paying for everything to the point that things that are critical to the building fabric (i.e. roof) often take years to get fixed as the factor doesn't really prioritise chasing them up. My friend is in a similar position where the commercial unit has 60% of the voting right for his building, meaning they basically always vote down work needing done unless it directly affects them. You can request details like this from the estate agent.
