No - you can only get a mortgage based on the home report. If something sells above the home report (as they all seem to be doing at the moment) you need to make up the difference with cash - on top of the deposit. For people with large gifted deposits from parents this is easier - for everyone else it’s very hard and makes buying a home seem out of reach.
