Even if you punt more than the next person, if the next person is paying cash and you're waiting on a mortgage the seller might take their bid over yours.
I wasn't paying cash, but I also wasn't waiting on a mortgage (just selling my old flat and downsizing) and I still got 'out bid' by someone offering less but paying full cash right away.
