Absolutely spot on… and this undervaluation means peeps start with a very low mortgage (% LTV against undervalued home report) leading to over reliance on equity (be it from sale of their own house - if they have one, savings or the good old bank of mum & dad). I wonder if these surveyors really understand the impact of them not doing their job right?
