What I mean is not that other places are cheaper, but for example in this case, with the offers over 200 and home report at 215, perhaps the seller would put a fix price of 250, because that's what they want in their best scenario. If you pay 250 it is yours, otherwise you can try to get it bidding down. At least with those 250k you know where the seller is.

Afaik mortatge is 90% of the home report value.
