Just remember that you can put in multiple bids so always start as low as possible. Unless the property is going to a closing date you’re as well offering no more than the home report value.

This is a mistake a lot of first time buyers make because they listen to the estate agent who, remember, is working for the seller and is in their interest to con you in to making the highest offer. I got my current place 45K under the home report value. To be fair it needed a lot of work
