the 'offers over' figure is a meaningless low ball number meant to attract interest, nothing more.

it's the percentage paid over the home report value (ie cash down over the mortgageable value of the property) you need to get your knickers in a twist over. this would be normally 10% -15% higher than the OO figure.

This is a lovely house in a posh area, so aye it's worth a few bob, and 325k is obviously lowball i would say.

no idea what the HRV was as the sale is completed, but ballpark more like 20-25% over HRV, which is still mental but not 37% mental
