Ok been there done that. Without knowing the finer details here are some bullet points.

\- It's good that your factor is proactive but for major repairs someone (probably you by the sounds of it) has to drive the project forward. This means instructing the factor, keeping all the owners up to date, organising meetings etc. Without this it's far too easy for heads to be stuck in the sand, or for things to slip and take far longer than necessary.

\- If it hasn't been done already, commission a full building survey so you know exactly what works are required. This will form the basis of any tender for works (which your factor can organise) but also critically makes it very difficult - if not impossible - to sell until the repairs have been done, as if the building needs major work it is now unlawful for sellers to conceal the fact. This could be a useful incentive in dealing with reluctant owners.

\- You only need a majority. The council have a missing shares scheme to deal with the rest.

\- Many of Glasgow's older buildings need major repairs and the council are well aware of the looming crisis. If you get organised and engaged they will bend over backwards to give you a grant, because it's so much cheaper than the alternative. Having said that, the budget is limited for each year so you need to get in the queue asap.

\- On that subject don't be afraid of engaging with the council. Yes they will require certain standards but that's a good thing. More extensive grant-supported work will probably work out cheaper overall and let's face it, it's free money.

\- Potentially, be prepared to piss off some of your neighbours. Stand your ground and look after your own interests. One of our neighbours tried to sell their way out of it. I couldn't get the assurances I wanted that they'd be upfront with their selling agent and didn't want a new buyer coming in having emptied their budget buying the place. I sent a letter to their estate agent myself, explaining the situation. Got some dirty looks after that but fuck 'em.

Being lumped with this is the shittest game of musical chairs you can play, so good luck whatever you do!
