We sold a house in England which was like this. There was no permission for the conservatory and we could have been approached to take it down. We bought an insurance policy to cover the costs should it happen. The policy wasn’t very expensive - less than £50 ten years ago. But it meant the buyers didn’t have any risk. Not sure if you can do that in Scotland but might be worth finding out if your sellers will do the same.
