We got pretty lucky with the buying process, we thought this one was sold, but then the estate agent got in touch a week later saying the sale had fallen through and asked if we wanted first refusal before it went back on the market. (Now I'm wondering if the dodgy conservatory had anything to do with that.) We were looking at not-the-most-desirable areas (G51/G52/thereabouts) and that definitely made things easier, and we offered about 1k over the asking price. Hope that helps!
