My personal take is so many are converting to short term let's there's much less availability for long term.

Another major factor is people buying second homes. We sold our flat last year to a elderly couple as a second home. Couple that just moved into our close bought flat as second home.

In addition to increased student numbers and a small increase in people moving to Scotland from pandemic.
