From my 9 years experience of renting in Glasgow, not once a fridge or carpet has been replaced, or walls repainted. You seem to underestimate how much the average landlord cares to upgrade their property vs if they were living there themselves.

Tbh £130k would have to either be a very nice 1 bedroom, or in a very popular area which either way would be more than 660 a month right now - my flat in the east end was bought for 100k and another flat in the same building but ground floor (i.e. usually cheaper rent) is being rented out for 700 a month, that’s a 50k cheaper property than what you were saying!

My point is, there wouldn’t be many landlords buying properties and renting them out as their main source of income if the difference of renting vs owning and renting out was “not that much”
