The only way for small boutique shops like what you're describing to survive is to be able to afford to pay the lease, which means they need to serve high amounts of traffic or sell incredibly expensive products to make up for low turnover. Since it's unrealistic to expect landlords to slash rents for downtown shops, the only businesses that can realistically survive here are big, high traffic, high turnover stores like Gap and Apple. The days of small interesting boutique shops in a busy downtown thoroughfare are largely over.
