For those interested I will give a short update:
I talked to a mortgage advisor and they told me that I could get a mortgage of ~75k with a roughly 4% fixed interest rate.
I am doing my PhD in a field that is in high demand which comes to my benefit and also have enough funds to make a descent down payment in price range I was looking at - obviously that's also beneficial.
