Think what we’ve started to see is that some areas are dipping more than others.

During the start of the year I sold a flat I had since 2007 when I was young and stupid enough to get caught in the last property bubble.

Note to be clear this flat is in a shithole, pains me to say it but there are no redeeming features about this place. Jakies have an outside gathering areas with oil drums for fires in the garden ffs.

It went for 18% over Home report and want the only one in the street about that time.

Been keeping an eye out because I’m a nosy fecker and recently there’s been two flats in the same street reduced and looking like they’re selling for about 10k less.

But on the other end of the scale my neighbour just sold her 3 bed house (not giving location for obvious reasons but is one of the ‘good school nice’ areas populated by mumsnetters and people who were born to be accountants’ for exactly 25% over home report.

So some areas will hold their value/excess because of demand and others have came back down to Earth.
